Requirements for Florida Structural Integrity Reserve Studies (SIRS)

A Structural Integrity Reserve Study (SIRS) is required for Florida condominiums three stories and higher, which includes a site visit with observation of specific components that are related to the safety of the building. Most condominiums have other components that should be included in their reserve planning, so your report will include two funding plans to correspond with the SIRS components and the non-restricted components.

What is a Structural Integrity Reserve Study (SIRS)?

This is a process where specific components are visually observed on a site visit to determine their current condition and remaining life. Then a financial plan is developed that provides adequate funding for those components to insure the stability of the Association's finances.

Why do I need a SIRS?

Florida Statute 718 requires this specific reserve analysis for condominiums three stories and higher to be completed by the year 2025 and then every 10 years after.

Our Association has two-story and three-story buildings. Are we exempt from the SIRS requirements?

Only three-story buildings must have the SIRS completed. We recommend a conversation with our Analyst to discuss your specific community.

Does our current reserve study meet the SIRS requirements?

In most cases it will not as a site visit is required to observe the SIRS components and produce a funding plan separate from other components.

Can Community Advisors produce our SIRS?

Yes, we are authorized to conduct your SIRS by the State of Florida.

Does this impact me if I am not in Florida?

Each state has its own specific requirements; but the SIRS is a Florida requirement currently.
